I wish I had called this place before I dropped the price on the home we sold (309 Meadow lane in Lake in the hills). Before Terri staged our home, every review we received from showings was negative. “Rooms were too small, not functional” were amongst the most common.

Benefits of Home Staging

1. First Impressions: Home Staging creates a positive and memorable first impression for potential buyers, increasing the likelihood of them being interested in the property.

2. Faster Sales: Staged homes tend to sell faster than un-staged ones, reducing the time the property spends on the market. According to the 2023 NAR Home Staging report:

• Twenty-seven percent of sellers’ agents stated that there were slight decreases in the time on market when the home was staged.
• Twenty-one percent reported that staging a home greatly decreased the amount of time the home was on the market.
• Six percent of respondents reported that staging a home greatly increased the time a home was on the market.

3. Higher Selling Price: Home staging can often lead to higher offers and a better selling price as it showcases the home’s full potential. According to the 2023 NAR report:

• When staging a home, 20 percent of sellers’ agents reported an increase of one percent to five percent of the dollar value offered by buyers in comparison to similar homes.
• Fourteen percent of respondents stated that staging a home increased the dollar value of the home between six and 10 percent.
• None of the respondents reported that staging a home had a negative impact on the home’s dollar value.

4. Improved Online Listings: Staged homes result in more attractive online presentation with professional photos, drawing more buyer views and inquiries.

5. Highlighting Features: Home staging emphasizes the property’s best features, making it easier for buyers to envision themselves living there. 2023 NAR statistics say that Eighty-one percent of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home.

6. Broad Appeal: Home staging creates a neutral and inviting atmosphere that appeals to a wide range of potential buyers.

7. Depersonalization: Home staging removes personal items and distractions, allowing buyers to focus on the property itself.

8. Maximizing Space: Properly staged homes showcase the full potential of each room, making spaces appear larger and more functional.

9. Overcoming Flaws: Home staging can help downplay any flaws or imperfections in the property, diverting attention to its strengths.

10. Creating Emotional Connections: Home staging helps buyers emotionally connect with the home, making them more likely to commit to the purchase.

11. Competitive Advantage: In a competitive real estate market, staged homes stand out and attract more attention from buyers.

12. Lower Price Reductions: Home staging can reduce the need for price reductions and negotiations, resulting in a better return on investment for sellers.

13. Reduced Stress: For sellers, knowing that their property is Staged and prepared for showings can reduce the stress associated with selling a home.

14. Professional Guidance: Home Stagers provide expert advice on layout, colors, and decor choices, ensuring a visually appealing presentation.

15. Better Marketing: Staged properties are more attractive for real estate agents to market, increasing their motivation to promote the listing.

16. Enhancing Curb Appeal: Home staging doesn’t stop at the front door; it can also include curb appeal enhancements that make the property more inviting.

17. Positive Feedback: Staged homes often receive positive feedback from buyers, reinforcing their interest in the property.

18. Buyer Confidence: Buyers tend to have more confidence in a well-staged home, believing it has been well-maintained.

19. Ease of Move-In: Staged homes show buyers how furniture can be arranged, making it easier for them to envision moving in.

20. Resale Value: A professionally staged home can potentially have a higher resale value, making it a good investment for the seller.
